Step 2. Required Documents

Whether you’re a tenant applying for a property or a landlord reviewing applicants, documentation is a critical step. I guide tenants in preparing a professional, complete application package and assist landlords in understanding the documents required to properly screen applicants. Typical required documents include an employment letter or proof of income, recent pay stubs or bank statements, a full credit report with score, photo identification, a rental application form, and references (if requested). I make sure that all documentation is clear, organized, and positioned to support a successful rental application.

Step 3. Property Viewings & Offers

Now that the properties are selected and documents prepared, it’s time to view homes in person. For tenants, I’ll schedule tours and provide my recommendations to help evaluate each property. When you’re ready to move forward, I will assist in crafting a competitive rental offer. For landlords, I coordinate and attend showings if another real estate agent won't be present, pre-screen potential tenants, and present applications for your review. All this will help you choose the most qualified renter.

Step 4. Lease Signing & Closing Preparations

When an offer is accepted, I handle the Ontario Standard Lease preparation and signing, ensuring all terms comply with Ontario’s Residential Tenancies Act. I manage deposit collections with the brokerage, confirm agreement details, and prepare both parties for a smooth lease start. Landlords can rely on me to ensure all paperwork is accurate and protective of their investment, while tenants can feel confident knowing the process is handled professionally and transparently.

Step 5. Closing Preparations

In the final days before move-in, I coordinate essential closing steps to ensure everything is ready for possession. This can include confirming deposit and first-month rent payments, organizing any last-minute repairs, cleaning, or touch-ups, and providing detailed move-in instructions. For tenants, this step ensures a stress-free transition to your new home. For landlords, it guarantees your property is properly prepared for turnover.

Step 6. Key Exchange & Move-In

On possession day, I manage the key exchange, handing over keys, fobs, remotes, and any essential documents to the new tenant. This marks the official start of the lease term and occupancy.

Burlington Rental Market FAQs

Burlington’s rental market typically moves quickly, but overall it’s been quite slow. Honestly, I’ve seen homes move faster than condos because of the surplus of condos in the rental market. Good units don’t last long, so being prepared and ready to act can make all the difference.

I typically tell tenant clients that most rentals become available 30 – 45 days prior to occupancy. This is when you’ll see the greatest inventory available. 

Tenants usually need a credit report, employment letter, pay stubs, photo ID, and sometimes references from previous landlords. Having everything ready upfront puts you in a much stronger position.

 

I strictly focus on rentals that are listed on the MLS. Units that are listed on third-party rental sites like Facebook Marketplace or Kijiji, for those units, you would need to contact the landlord directly.

It depends on your rental history, credit, and income. I can help you determine when a co-signer might be necessary and guide you through the process if it is.

It varies, but prepared tenants who act quickly often secure a rental within a week or two. The process can take longer if you’re particular about location or amenities.

They can be. Burlington rentals, especially well-located condos or houses near school, can get multiple applications. That’s why I help you prepare a complete, strong application that stands out.
